The building
The 256-apartment 2 Bárd u. residential building located in the central Ferencváros area in District 9 of Budapest is special in many respects in Metrodom’s portfolio. The condominium will be built by Metrodom, but the building and the apartments, shops and parking areas will be fully owned by Flatco Group, a property management company. Flatco is engaged in the utilization of commercial and residential property, and special in that it does not broker the apartments of third-party investors, but rents out property that it owns, furnishes and operates. Thus, 2 Bárd u. will be the largest privately owned tenement house built since World War II.
The 256 apartments are located in two, one 8-storey and one 10-storey buildings, opening from Bárd and Nádasdy u. The building and the apartments will be constructed according to the high standards and advanced technical contents Metrodom buildings are renowned for. Cooling and heating are provided by Metrodom's Dual Eco heat pump system, and instead of radiators, the ceilings of the apartments emit heat and provide cooling surface. The flats and buildings are equipped with Metrodom's second-generation smart-home system, which allows tenants to control the heating, cooling, lighting, shutters of their home, and to check the open or closed status of the doors and windows. The apartments are modern and elegant, stylishly covered and fitted, and can be rented fully furnished and equipped with a mechanized kitchen.
The buildings offer outstanding community services. There is a 24-hour reception in the residential park, a separate bicycle storage room and charging points for electric cars in the underground parking garage. On the ground floor, residents will find a 300 m2 multifunctional communal facility with a gym, a communal living room and a playroom equipped with a snooker table and an X-box console. Not only will we create a garden between the two wings of the building, but we will also arrange the public space around the building planting many new trees, shrubs and flowers.
