The Metrodom Green residential complex legally consists of two condominiums, which in practice correspond to the two phases of construction. In principle, the condominiums operate independently, but in practice they work closely together as a single residential complex, given the shared areas and services.

The condominiums operate according to the Condominium Act and are established by Metrodom after handover, adopting the condominium's articles of association, bylaws, initial common costs and the first joint representative. Major decisions are already taken by Metrodom in accordance with the will of the residents at the inaugural general meeting, and the general meeting is free to decide on everything thereafter.

The condominium

In order to have a functioning condominium when the tenants move in, with cleaning, garbage collection, etc., the inaugural general meeting should be held well before the handover. At that point, however, Metrodom is the sole owner of the land and building, and by law it is the sole owner that makes the most important decisions at the general meeting. However, Metrodom's position - unlike virtually all other property developers - is that it must involve its clients, the future tenants, in these decisions, despite the mandate provided by the law. On the one hand, there are fundamental ethical reasons for this, and on the other hand, it is the only way to ensure that the tenants really accept and feel ownership of the joint representative, the audit committee and the amount of the common costs to be paid.

Metrodom therefore undertakes to hold an informal residents' meeting before the building is handed over, where future residents can decide on the joint representative, the members of the audit committee, the initial condominium budget, including the common costs. To facilitate the decision, Metrodom is inviting applications for a joint representative, for which we are also asking our clients for suggestions. The applications and proposals received will be circulated to everyone before the residents' meeting. For a simpler and quicker decision at the residents' meeting, as we are not bound by the Act on Condominiums, we count 1 vote per apartment, with a simple majority of those present. If there are more than two candidates, the election will be held in two rounds, with the two candidates with the most votes advancing to the second round.

Following the registration of the condominium, the first phase of the residential complex will be operating under the law on condominiums, and the general assembly is free to decide on everything. Metrodom undertakes to act ethically in determining the provisions of the articles of association and the organizational and operational rules, not to enter into long-term contracts with the common representative or subcontractors that would bind the condominium in the long run, and to pay the same amount of common charges for the pieces of property not yet transferred as the residents.

The common costs include the following:

The common costs include all the costs related to the maintenance of the house. In practice, it covers all the costs of maintaining the house, the garden and the common areas, except the electricity, water and heating bills for the apartments (paid by the owners based on consumption).

- cleaning of common areas and premises

- lighting and heating of common areas
- gardening (watering, mowing, plant care, fertilizing, etc.)

- caretaker services
- maintenance of lifts, emergency rescue services
- boiler maintenance, telephone support for residents
- garage door maintenance
- operation and maintenance of an electric car-charging network (not including electricity used for car charging)

Charges for heating, cooling and hot water

Electricity and water consumption in the apartments is paid directly to the service providers in the usual way. However, heating, cooling and domestic hot water are provided by the buildings' Dual Eco system, and the central gas and water prices are billed to the tenants by the condominium on the basis of the apartment meters. In the same way, the electricity used to charge the electric cars is billed individually by the condominium. More information on the expected consumption of each apartment, in HUF, is provided below.

Thanks to the Dual Eco heating-cooling system and the AA energy rating, the cost of heating and cooling Metrodom apartments and producing hot water for domestic could almost be called extremely low at current prices and regulations. But to go beyond generalities, we looked at the monthly consumption of 256 apartments in our Bárd u building, completed in 2021, over a full year. These apartments were continuously occupied, but we still ignored the extreme low and high values. Consumption is of course very much dependent on the habits of the occupants and how much attention they pay to saving, but the average consumption figures below are a good starting point.
