Operation

Each buildings in the Metrodom City Home residential park contains several stairwells ("blocks"), which will operate as independent apartment blocks in accordance with the Act on Apartment Buildings following their completion. The apartment blocks are established in accordance with this law by Metrodom, which approves the apartment blocks' founding deeds, organisational and operational regulations, initial common costs and the first common representative. Thereafter, the general meetings of the individual apartment blocks will naturally be free to decide on these matters.

The founding deeds of the individual apartment blocks are "linked" in several respects, so that owners can effectively act together with regard to joint matters relating to the residential park. One such issue that concerns several of apartment blocks, for example, could be the maintenance of the parking garages that serve groups of building, or the private park and playground under construction; or if required, there is also an opportunity to set up a security patrol to watch over the entire residential park.

Collective maintenance fee includes all costs associated with the maintenance of the building, including the following:

  • joint representative fee
  • 7/24 security guard (building E)
  • cleaning
  • trash removal service
  • Lighting and heating of common areas
  • front garden maintenance and watering
  • insurance for the building and apartments (the latter only for the property)
  • caretaking services
  • lift maintenance, emergency hotline
  • boiler maintenance, stoker
  • Remote observation of garage security systems (smoke and CO sensors)
  • garage door and lift maintenance

Collective maintenance fee exludes the costs of heating and hot water supply but as these are provided by the central boiler they are read and administered by the joint representative. In practice this is similar to the electricity accounting; the meters are read by the joint representative on a monthly basis and issues the invoices upon the actual consumption to each apartment.
