Upon signing a contract, the furnished plan will be included as an annex to the sales contract. Please note that these plans are simplified for clarity, and some details—such as outlets or door and window openings—may not be shown and could differ from the final implementation plans. For purchases made early in the construction phase, when modifications to walls and outlets are still possible, you will receive the architectural, mechanical, and electrical plans during the technical consultation. Any approved changes will be reflected in revised plans, which will also be attached to the contract.

When a contract is signed, this technical content will be annexed to the sales contract.
The energy rating of your home can be obtained from your property consultant or the technical specifications, with Metrodom houses typically achieving an A+ rating. For completed properties, the energy certificate will be provided at the time of contract signing. If you purchased your home prior to completion, the certificate will be handed over along with the keys when the title is transferred.
Magyar Telekom typically installs the telecommunications network in our buildings. Network specifications may vary between buildings; please refer to the technical description of your apartment for specific details. We aim to select the most modern and advanced solutions available. Magyar Telekom has dedicated staff on-site to ensure prompt service, and their contact information can be found on our website here. After the condominium is established, other service providers may deploy their own networks within the complex, subject to the general assembly’s decisions. The conditions for new providers (e.g., how and where lines may be installed) are set by the general assembly, and there are no restrictions in the condominium’s articles of association or elsewhere that limit service options.
The options for modifications and materials largely depend on when you purchase your home. If bought at the start or early stages of construction, you will have two opportunities to request modifications and select materials. Deadlines for these selections are outlined for each building or phase and are also included in the technical specifications. A technical consultant will assist you in discussing your preferences, reviewing options, and preparing new plans based on your choices. They will also guide you in selecting tiles, flooring, parquet, and interior doors, all of which can be viewed in person in our showroom.
During the first round of modifications, while the building structure is still under construction, you can adjust the location of walls, interior doors, and mechanical and electrical outlets, including their positioning and quantity. In the second round, you can select finishes such as flooring, tiles, parquet, and interior doors. Additionally, you have a range of customization options for details like grout color, tile profiles, door handles, and even varying sizes and types of glass for interior doors. If you purchase your home early enough to modify the interior spaces and layout, you can fully tailor it to your specific needs, including unique solutions and materials compatible with the building’s design. This is our Fit Out service, provided by our partner MINIMAL, who will serve as both your interior designer and contractor. You’ll make decisions on all finishing touches, down to the final piece of furniture. This way, you’ll receive the keys to a truly unique, move-in-ready home.
The cost of changes depends on the extent of the modifications. If plan revisions are required, there is a fee of HUF 50,000 + VAT per affected section (architecture, mechanical, electrical, ventilation). For upgrades or more costly choices, you will need to cover the cost of both the main materials and auxiliary materials, as well as any additional labor. Your technical consultant will provide a detailed quote and room book based on your requests, outlining the costs and showing any deductions for items you don’t need or that become redundant. Upon accepting the plans, room book, and quote, these adjustments will be added to your preliminary contract, increasing the purchase price of your home. Payment for this additional amount is due following contract amendment; otherwise, the technical specifications of the apartment will remain unchanged.
Certain technical features and building characteristics cannot be altered, even for an additional charge. The most significant restriction involves the building's structural elements, such as reinforced concrete walls and pillars, which cannot be moved or outfitted with switches or outlets. This limitation also applies to vertical installation shafts housing mechanical wiring, which can affect the placement of items like sanitary fixtures. Additionally, windows and balcony doors, including their partitions and opening directions, cannot be modified. The uniform design standards also prevent changes to exterior-visible elements, such as balcony railings, balcony floor coverings, and the apartment's front door.

Dual Eco is an exceptionally efficient heating and cooling system that Metrodom has been developing over several years. Hot water for heating and cold water for summer cooling are generated by electric-powered heat pumps. Domestic hot water is supplied by a conventional condensing gas boiler, which also provides supplementary heating during the coldest winter days. For buildings completed through 2025, heating is delivered via ceiling heating, transitioning to underfloor heating in subsequent projects. Cooling in buildings completed by 2025 will be provided through ceiling cooling, after which conventional indoor air conditioning units will be used. However, cooling water will continue to be produced by central heat pumps, eliminating the need for separate outdoor units.
The Dual Eco system offers numerous advantages over both individual and other centralized heating and cooling solutions:
- Powered by heat pumps, the system is highly economical, requiring only electricity and eliminating the need for gas or other fossil fuels.
- Operation and maintenance are managed by the condominium, so tenants need not worry about upkeep.
- Temperature adjustment is simple and convenient using wall thermostats.
- Fully integrated into the smart home system, the Dual Eco heating and cooling can be controlled remotely, allowing for room-specific temperature settings and mode changes via smartphone.
- With heating and cooling elements embedded in the ceiling or floor, there are no radiators to consider when furnishing the apartment, and no cleaning is required.
- Each apartment is equipped with its own heat meter, and consumption is billed with common costs through the condominium, eliminating the need for separate payments to multiple service providers.

Metrodom apartments are equipped with modern smart switches rather than traditional plastic light switches. These sleek, single-panel glass switches allow you to control lights and operate shutters with a single touch. Each switch is highlighted by an adjustable light ring for added convenience. The exact details and brand names can be found in your home’s technical specifications, though we always select premium products, often from German manufacturers. You can view the sanitary ware and faucets in our showroom, and if you wish to choose alternatives, this can be arranged early in the construction process.
The windows and balcony doors are high-quality, branded products, consistent with the other premium materials used in construction. All buildings feature triple-glazed windows for excellent thermal insulation, and we typically use a tilt-and-turn hinge system for the opening sections. Your property consultant can also guide you through the architectural plan to identify fixed and opening parts, as well as the opening directions.
The walls between apartments and those facing the corridor are constructed with 30 cm thick lime-sand bricks, providing sound insulation beyond mandatory standards. Footstep and impact noise is minimized by a floating concrete subfloor system on a reinforced concrete slab, ensuring compliance with OTÉK (Government Decree No. 253 of 1997 (XII. 20.) on national urban development and building requirements) sound insulation requirements, which can be verified through testing. However, this does not mean that no sound or noise can enter the flats at all, but that the everyday, normal sound effects are guaranteed to be below the specified level.
Our entrance doors exceed mandatory standards, offering durability and high quality. Both the door frames and door leaves are made of steel, featuring multiple locking and securing points, safety hinges, and MABISZ (Association of Hungarian Insurance Companies) compliance. The doors also include an exterior handle, preventing accidental lockouts if you exit without a key. For added convenience, the doors can be locked quickly and securely from the inside without a key, with an option to latch as needed.
Green spaces—including gardens, green roofs, building facades, and front garden plantings—are a top priority for us. While many companies fulfill minimum requirements with basic tree planting and grass seeding, Metrodom invests significantly more effort and resources into designing and developing lush, diverse green areas. Our gardens feature a rich variety of plant species, selected for both resilience to changing climates and sensory appeal, with flowers that bloom and release fragrance from early spring to late autumn. All plants are supported by comprehensive irrigation systems. Our commitment to these green spaces extends beyond installation; during the first year, we handle all care and maintenance at our expense, nurturing the plants to ensure they flourish. Each parking bay in Metrodom buildings is equipped with its own dedicated electric car charger. As an innovator in Hungary, we were the first to introduce this as standard in the initial phases of the Metrodom River condominium, launched in 2024. The car charging system utilizes the condominium’s available, unused electrical capacity, and with chargers operating at 11 kW, vehicles can be fully charged overnight.
The chargers are designed for ease of use: owners simply use an RFID card to activate and deactivate charging, ensuring that unauthorized usage is impossible even if someone occupies the car bay while you are away. The system automatically tracks your electricity usage via the RFID card, and at month’s end, the condominium bills you for the electricity consumed. The unit price is aligned with the standard, non-subsidized residential electricity rate, currently HUF 70.1, plus a nominal charging loss (around 3% of consumption) that the condominium may add to the bill. Your car charger’s electricity usage appears as a separate line item on your monthly bill, alongside the common cost, heating, and water heating fees, allowing you to easily monitor and verify your consumption.
