Operation

There are several condominiums in the Metrodom River residential park that are independent according to the Act on Condominiums. These condominiums jointly ensure the operation and maintenance of the entire residential park within the framework of cooperation included in their Articles of Association and Organizational and Operational Rules, dividing the costs proportionally by the number of apartments. Each condominium is established by Metrodom, accepting the Articles of Association, the Organizational and Operational Rules, the initial common cost and the first joint representative. Later, of course, the general meetings of the individual condominiums are free to decide on these issues.

The common cost includes all costs related to the maintenance of the residential park, including, but not limited to:

  • the fee of joint representation
  • 24-hour reception service (after the completion of the entire residential park, there are two people in the reception building at all times, which provides guarding, supervision and the protection of the entire residential park and all condominiums)
  • operation and management of the security camera system (supervision from the reception service)
  • cleaning and maintenance of common areas and premises
  • operation and management of community premises
  • garbage collection
  • lighting and heating of common areas
  • gardening (watering, mowing, plant care, fertilizing, etc.)
  • insurance for the building and the apartments (in the latter case only for the real estate)
  • janitor’s services
  • elevator maintenance, emergency response
  • boiler maintenance, telephone support for residents
  • garage access control system maintenance

Heating and hot water supply to the flats are not part of the common cost, but as this comes from the central boiler system, the settlement is also done by the joint representation. In practice, this is similar to, say, electricity billing, with the joint representation reading heat meters and hot water meters on a monthly basis and billing each apartment based on consumption.

The common cost does not include the use of separately owned commercial and service units (kindergarten, community nursery, café, etc.), but includes the use of all common spaces and areas (boathouse, wellness, playrooms, playgrounds, barbecue terrace, lookout terraces, etc.). Residents do not pay a fee for the use and services of the common areas, unless the general meetings of the condominiums expressly decide otherwise later.
