Operation


 

In compliance with the stipulations of the Law on Condominiums, following handover, Metrodom’s three-phase projects are operated as individual condominiums. The condominiums are formed by Metrodom along with the reception of the organizational and operational rules, determination of the initial common cost and the appointment of the first common representative. The condominiums of Building B (Fogadó utca 1/B) and Building C (Fogadó utca 1/C) will closely cooperate to ensure efficiency of operation and cutting costs of the unified garden, common security services and other issues of common interest. Residents of the two condominiums can use the community services and areas available in the other building (garden, playground, community gardens, baby-mother room, gym, etc.). Building A (Gém utca 2/B) will be operated independently, with an own enclosed garden, playground, baby playroom, club room, etc.)

The common costs include all the costs related to the upkeep of the building, including but not limited to the following:

  • Building representative’s fee
  • Cleaning
  • Waste removal
  • Lighting and heating of common areas
  • Gardening and irrigation (except private gardens)
  • Insurance for the building and apartments (the latter only provides cover for the property itself)
  • Caretaker services
  • Lift maintenance, emergency rescue service
  • Boiler maintenance, boiler operation
  • Maintenance of garage doors
  • Concierge service
  • Maintenance of the gym, baby-mother room

The common costs do not include the heating and hot water supply of the apartments, but since these are provided by the central boiler, settlement is also performed by the building representative. In practice, this takes place in a similar way to the settlement of electricity consumption. The building representative reads the heat meters and hot water meters every month, and bills each apartment based on consumption.
