the purchase process

All available apartments in our completed buildings may be viewed during working hours; however, please schedule an appointment with our property consultants in advance. Access outside of working hours is typically unavailable - please consult with our property consultants for information on any possible exceptions.

For buildings still under construction, site readiness will determine accessibility. If scaffolding has been removed and tower cranes are no longer on-site, visits may be possible, and our property consultants can provide specific details and conditions. Please note that during constructions, we can admit adults and during working hours only

Focus on everything that matters to you, from major features to finer details. If the property is fully completed and sold in 'as-is' condition, be mindful of quality, as minor physical imperfections or micro-scratches will not be repaired (this does not apply to hidden defects or warranty-covered repairs). For completed buildings, in addition to viewing the apartment, be sure to inspect any storage or parking bay you intend to purchase, especially checking dimensions to confirm they meet your needs. Please note that complaints regarding usability after purchase will not be addressed.

 

The prices listed on our website are fixed, and no additional discounts are available beyond those advertised. However, we reserve the right to adjust prices for unsold apartments at any time, even if you have previously viewed the apartment multiple times. Once you have reserved the property and signed a preliminary or final contract, the price is locked. We guarantee the net price agreed upon in the contract, and it will not increase regardless of changes in interest rates, inflation, building material costs, or economic conditions.

Our website price list displays gross prices, and if VAT is recoverable for any reason, this is indicated separately along with the VAT amount. Prices include legal fees and land registry costs. There are no hidden fees or additional compulsory costs beyond the listed purchase price, which are uniformly payable to Metrodom. Please note that any changes to the technical specifications of your home, including the selection of optional upgrades, will incur additional charges.

In brief: almost nothing can be changed. By the time apartments are available for viewing, even if not fully finished, all materials have been procured and are awaiting installation. We will not be able to relocate sockets, switches, or replace existing finishes., so please view the apartment when it still is in a state that will truly meet your needs when it's finished! It is important to note that the apartment may differ in minor details from the original marketing or architectural plans, yet we will not be able to change the finished parts of the apartment.

Additional costs apply only for extra requests. If you wish to modify the preliminary or final contract, or require a bilingual (English-Hungarian) version, lawyer fees will apply; our client management department can provide specific cost information. Additional charges also apply for layout modifications, repositioning of switches and sockets, or selecting premium tiles or parquet. Prices for optional upgrades are displayed in our showroom, and a detailed preliminary quote will be provided based on your selections.

To reserve an apartment, simply inform your property consultant, and the apartment’s occupancy status will immediately update in our online apartment finder. A reservation guarantees that no one else can sign a contract or reserve the property for the next 7 calendar days, and it is free of charge. Importantly, we only make a reservation for an apartment once you have actually decided that you want to buy it, and if the apartments are already available to view, we will only make a reservation once you have seen the apartment in person. We only book property for a short period of time, a few days, until the (pre)contract is signed. If you are still thinking about which apartment to choose, don't know when you would like to sign the contract or have not yet decided on other important details, we will not be able to reserve property for you.

If you’re interested in an apartment marked as reserved in the apartment finder, please reach out to your property consultant. Occasionally, reservations are canceled, and your consultant can place a secondary reservation on the apartment in case it becomes available. If it does not, they can suggest alternative properties with similar features.
