The purpose of the technical handover is to ensure that your home and parking space have been constructed in accordance with the contract, specifications, and plans. The scheduled date for the technical handover, for which we commit to a penalty in case of delay, is specified in the sales contract. The procedure and guidelines for the technical handover are also detailed within your contract.
We will notify you of the handover date in advance via email and letter. During the handover, one of our construction managers will guide you through an inspection of your home. While you are welcome to bring an expert if you prefer, it is not required, as you can easily assess the quality yourself. If you identify any issues or believe something is incomplete, you may report it to our staff immediately. Minor issues can be promptly addressed by our on-site technicians in your presence. The handover process concludes with the recording and signing of a report listing all claims and comments. Any defects noted in the report will be resolved by the time the property is officially transferred to you.
No, moving in is only permitted after the property transfer. Until then, we are responsible for the home, including any potential damage and any belongings stored inside. We cannot, however, assume responsibility for your furniture or appliances. We recommend scheduling your move once you have a confirmed appointment for key handover. If you order or purchase furniture prior to the handover, please be prepared to store it yourself until that time.
There are two primary conditions for the key handover (formally: transfer of ownership). First, the government office must issue the final occupancy permit for the building and apartments. Once issued, you will receive a notification via email and letter, detailing any remaining balance and the payment deadline. The second condition is the payment of the full purchase price for your apartment. Keys will be handed over only after the full purchase price for your apartment and/or parking bay has been paid.
For security and legal reasons, access to the apartments is restricted until handover, while construction is still underway. A few months before the technical handover, we arrange a group pre-inspection for clients. Additionally, between the technical handover and the transfer of possession, we organize measuring days, during which you may freely enter your home over two consecutive days, either with a carpenter or another contractor.
The issuance of the occupancy permit is the official confirmation that construction is complete, verifying that the entire building and apartments have been finished in compliance with legal standards and plans. This permit is required for occupants to move in, for the building to be registered in the land registry, and for the application of an address card.
The occupancy permit is typically issued 2-4 months after the technical handover. This process is complex and involves certification and approval from multiple authorities, making it challenging to provide a more precise timeline. While our influence is limited beyond submitting the required documents, you can always check the current status and estimated timeline for the permit on our website or by contacting our customer management team.
Once the final payment for your home or parking space is received, a team member will contact you by phone to schedule an appointment. Please note that possession transfer appointments are held during business hours on weekdays. At the apartment complex, a member of our warranty department will meet you to hand over your apartment keys. During this appointment, your meters will be read and recorded, and you’ll receive your homeowner’s guide, the installation code for your smart home system, and various documents, certificates, and permits in digital format on a USB drive. As with the technical handover, the transfer of possession concludes with a protocol record. If any issues are identified, they will be noted, and our warranty agent will coordinate any necessary repairs. You may move in immediately after the transfer is finalized.
The procedure for moving in is no longer governed by us, but by the condominium that has started operating, the joint representative and the house rules, which we recommend you read before you move in. The most important information will be communicated to you during the transfer of possession, but you will also find a lot of information on our website under the news about moving. Please note that neither we nor the condominium can usually offer designated parking for moving vehicles; only cars and small vans are allowed in the indoor garage. All utility meters for your home are located in the hallway cabinets, with their serial numbers and statuses documented in your handover report. Registering the meters should be straightforward. We will handle the transfer of the electricity meter using the power of attorney provided at the handover, and the service provider will inform you once the transfer is complete. Heat meters do not require re-registration; the condominium will read them and bill you directly for usage. The water meter transfer process depends on the condominium and the joint representative. In some buildings, water consumption is billed by the condominium, similar to the heat meters, so re-registration or future replacement is unnecessary. In other buildings, residents must register water meters in their own names, with the joint representative typically assisting with paperwork, submissions, and seal replacements as needed.
