The regulations for new-build housing are specified in a government decree, which provides a general warranty period of 3 years. However, certain elements, such as water and thermal insulation, are covered for 5 years, and building structures for 10 years. Detailed information on warranty coverage is available in both the government decree and our warranty card.

Please note that the warranty period begins not on the date of possession transfer, when keys are handed over, but on the date when the general contractor hands over the entire building to the developer. This means that the warranty period for the entire building, including all apartments, starts simultaneously. Details on the warranty duration are available in our warranty card and on our website on this page.

At the key handover, you will receive an apartment guide booklet. This guide provides detailed information on the products, appliances, and equipment in your home and building, including instructions for use, cleaning, and maintenance. It also outlines the detailed warranty terms and conditions, as well as the warranty card. The guide for completed buildings is also available for download on our website.

The guarantee card is given to the owner at the time of the transfer of ownership.

You should report any defects that fall under the scope of the warranty to garancia@metrodom.hu.

Metrodom's warranty officer (construction manager) will contact you by email or phone to discuss the problem and how to fix it.

The warranty covers all defects arising from normal use, with the exception of "wear and tear" items, such as light bulbs. Any non-standard use will void the warranty.

The warranty also excludes damage caused by external parties (i.e., repairs not performed by the contractor’s technician). If the owner hires independent personnel to address a defect, whether successful or not, the warranty will not apply. Additionally, any remodeling of the specific area affected by the defect will void the warranty coverage for that part of the apartment.

The warranty does not cover operational faults, as these are managed under separate maintenance contracts concluded by the condominium. For any operational issues, please contact the joint representative.

 

Repairs in common areas follow the same procedure as those within individual apartments; however, only the joint representative is authorized to report these issues to us.
